Inspection Report & Client Agreement Disclaimer
Scope and Limitations
BuildWise Inspections conducts private, non-statutory building inspections on behalf of the property owner or purchaser. Our inspections are limited to visual assessment of accessible areas and are intended to assist clients in identifying workmanship issues, defects, or non-compliance with accepted building standards.
We do not perform statutory inspections required under the Building Act 1993 (Vic) or Building Regulations 2018 (Vic). Mandatory building permit inspections must be undertaken by the Relevant Building Surveyor (RBS) or a registered Building Inspector authorised for that role.
Our inspection findings and reports are prepared with due care and reference to:
- The National Construction Code (NCC)
- The Guide to Standards and Tolerances 2022
- Relevant Australian Standards (including but not limited to AS 4349.1 and AS 2870)
This report reflects the condition of the property at the time of inspection only. Areas that are concealed, inaccessible, or obstructed cannot be assessed. Where concealed damage, structural movement, or latent defects are suspected, further investigation by a qualified trade professional, engineer, or specialist is recommended.
Impartiality Statement:
BuildWise Inspections is an independent business. We do not conduct inspections on any homes or projects connected to our own building work, ensuring full impartiality and transparency for our clients.
Exclusions
Unless otherwise agreed in writing, the inspection does not include:
- Testing of electrical, plumbing, gas, or mechanical systems
- Evaluation of concealed structural framing or footings
- Asbestos identification, pest inspection, or environmental testing
- Measurements of moisture content, acoustic performance, or thermal efficiency
- Verification of compliance with design documentation or building permits
Reliance and Use of Report
This report is prepared for the exclusive use of the client named in the agreement. It must not be reproduced, distributed, or relied upon by any third party without written consent from BuildWise Inspections.
The report is not a guarantee, warranty, or insurance policy and should be read in conjunction with all other documents provided.
Liability
BuildWise Inspections accepts no liability for:
- Defects not visible or reasonably detectable at the time of inspection
- Changes to the property condition after the inspection date
- Reliance on this report outside the agreed purpose or scope
Liability is limited to the fee paid for the inspection, to the extent permitted by Australian Consumer Law.
